Venture House has six serviced furnished first-floor offices to let, each accommodating between two and six people.  With a month-by-month tenancy and 28 day notice period, this allows flexible occupation to suit your business need.

The affordable office fees are charged monthly in advance, are exempt from VAT and include Rent, Service Charge, Parking, Broadband & as listed above. Please note Office fees are subject to change.

A normal Office Licence is available for a minimum of 3 months up to 18 months although this may be extendable. Please speak to us if you would like to know more about our licence arrangements or discuss your specific requirements.

Each office occupant is responsible for paying the business rates relevant to their office space (although it is likely that Small Business Rate Relief will apply subject to application).  For more information please contact the SDC Business Rates Team to discuss your situation and make arrangements. Inclusive Service Charge

The following charges are included within the monthly licence fee:

  • Heating, lighting, gas, electricity, water
  • Building maintenance
  • Cleaning of communal areas
  • External window cleaning (excluding internal office windows)
  • Waste and recycling collection

Extra Charges

Extra charges apply to:

  • Business rates (see FAQs below)
  • Additional internet connection
  • Additional key fobs & office door keys (two of each are included)
  • Hire of ground floor meeting rooms (via the Stratford Town Trust Community Hub)


What’s the difference between a serviced office & a normal office?
A serviced office offers a number of benefits compared with a conventional office, including more flexible easy-in-easy-out arrangements (rather than those that tie you in for a longer period), value for money in its inclusive rent with no hidden charges and reduced liabilities in terms of maintenance and repairs.

How does Venture House differ from other serviced offices?
Venture House has been designed to provide a flexible business environment to support entrepreneurs & new businesses, those needing a temporary workspace or wishing to grow and businesses making the transition from a home-based environment into a commercial setting.  There are also strong links to the Coventry & Warwickshire Growth Hub who provide support and advice for local businesses of any sector and size.

Is there a separate Service Charge?
No, the service charge is included with your monthly rent (see above).

Is the electricity extra?
No, the electricity and all other utilities are included in the service charge element of the monthly licence fee. Please note, a surcharge may apply if a tenant is using an excessive about of energy.

Are there any set-up fees?

What deposit is required?
We require the equivalent of two months’ rent in advance.

How long can I stay?
Our intention is that you might want to stay with us for anything from 3 months up to 18 months. The idea is that Venture House helps fledgling businesses establish themselves and then, when you feel ready, we’ll do our best to help you move on to the next step in your journey.

There’s only me – do you have any single desk offices?
Unfortunately not but you may wish to share an office with a friend or a trusted fellow business owner. Failing that, we can always provide you with details of other small office facilities in the area.

Are business rates included?
No.  Our office clients are likely to be eligible for small business rate relief but you will need to contact the SDC Business Rates Team directly to discuss your situation and make arrangements. Tel 01789 260993 or email

What insurance do I need?
It is your responsibility to ensure that you have adequate and up-to-date insurance to cover all your business, staff and property needs.  We require a minimum of £5,000,000 public liability insurance.

What broadband services are available?
We provide free guest WiFi throughout the entire building.  We also provide free wired internet access to each of the offices, provisioned to wall mounted network sockets and configured to each office’s individual Virtual Local Area Network.  You also have the option of having your own broadband installed at your expense.

Is there someone to help set up our IT when we move in?
We have our own ICT support which is here to help ensure your setup requirements are met. If you require anything more than the basic WiFi provision, give us a call and we will be able to guide you in this.

Can I bring my own furniture?
The desks, chairs and wall shelving are provided. You are welcome to bring additional storage units – we’d just appreciate you checking arrangements with us before you move in.

Am I allowed to make any alterations?
Any proposed alternations must be discussed and approved by us and will be subject to you being responsible for returning the office to its original state before the end of your licence period.

Do I get my post delivered to me?
No. We provide you with a postbox on the front external wall of the building which you are responsible for checking and emptying. If you are expecting larger deliveries, you will need to make arrangements directly with the courier.

Is there regular reception support available?
No, the building is managed remotely from the Council’s head office in Stratford town centre. You will have email and phone access to a member of the Venture House team and a member of staff will visit the Venture House as and when required.

Do you have disabled access?
There is no disabled access to the first floor although the ground floor is accessible to wheelchairs.

Are there any exit penalties?
Our office licences are for a minimum of 3 months and up to 18 months and we just ask for a minimum of 28 days termination notice (or no less than 7 days notice within the first 3 months).

I see you have a car park – do you have anywhere I can leave my bike?
Yes, we are keen to encourage our clients to use eco methods of transport and have bike racks on the front of the building.
