Office Specifications & Fees
Office fees range from £345 to £680 per month. They are charged monthly in advance, are exempt from VAT and include Rent and the Service Charge. Please note Office fees are subject to change.
A normal Office Licence is available for a minimum of 3 months up to 18 months. Please speak to us if you would like to know more about our licence arrangements or discuss your specific requirements.
Each office occupant is responsible for paying the business rates relevant to their office space (although it is likely that Small Business Rate Relief will apply subject to application). Inclusive Service Charge
This is included within the monthly licence fee and includes:
- Heating, lighting, gas, electricity, water
- Building maintenance
- Cleaning of communal areas
- Building window cleaning (excluding internal office windows)
- Waste and recycling collection
Extra charges apply to:
- Business rates (see FAQs below)
- Phone calls, dedicated DDI numbers & additional handsets
- Additional internet connection
- Branded signage
- Additional key fobs & office door keys (two of each are included)
- Hire of The Meeting Room (seating 30 max)
- Hot drinks vending and catering
- Scanning, printing and photocopying
What’s the difference between a serviced office & a normal office?
A serviced office offers a number of benefits compared with a conventional office, including more flexible easy-in-easy-out arrangements (rather than those that tie you in for a longer period), value for money in its inclusive rent with no hidden charges and reduced liabilities in terms of maintenance and repairs.
How does Venture House differ from other business centres?
Venture House has been designed to provide a flexible business environment to support entrepreneurs & new businesses, those needing a temporary workspace or wishing to grow and businesses making the transition from a home-based environment into a commercial setting. The Centre aims to inspire and encourage collaborative working and a friendly yet professional environment.
Is there a separate Service Charge?
No, the service charge is included with your monthly rent (see above).
Is the electricity extra?
No, the electricity and all other utilities are included in the service charge element of the monthly licence fee.
Are there any set-up fees?
What deposit is required?
We require the equivalent of two months’ rent in advance.
How long can I stay?
Our intention is that you might want to stay with us for anything from 3 months up to 18 months. The idea is that Venture House helps fledgling businesses establish themselves and then, when you feel ready, we’ll do our best to help you move on to the next step in your journey. If you require a temporary office for less than 3 months, please contact us to discuss as we would like to help if we can.
There’s only me – do you have any single desk offices?
Unfortunately not but you may wish to consider one of our smaller offices or even make use of the Hot Desk space in the interim. Failing that, we can always provide you with details of other small office facilities in the area.
Are business rates included?
No. Our office clients are likely to be eligible for small business rate relief but you will need to contact the SDC Business Rates Team directly to discuss your situation and make arrangements. Tel 01789 260993 or email firstname.lastname@example.org.
What insurance do I need?
It is your responsibility to ensure that you have adequate and up-to-date insurance to cover all your business, staff and property needs. We require a minimum of £5,000,000 public liability insurance.
What broadband services are available?
We provide free WiFi and internet connection within the building. You also have the option of having your own broadband installed at your expense.
Is there someone to help set up our IT and phones when we move in?
The Centre team will do their best to assist so let us know how you want your phones to work and we’ll do our best to oblige. If you require anything more than the basic WiFi provision, you’ll need to discuss this with your own IT provider but we will do our best to guide you in this.
Can I bring my own furniture?
The desks, chairs and wall shelving are provided. You are welcome to bring additional storage units – we’d just appreciate you checking arrangements with us before you move in.
Am I allowed to make any alterations?
Any proposed alternations must be discussed and approved by us and will be subject to you being responsible for returning the office to its original state before the end of your licence period.
Do I get my post delivered to me?
Post will be sorted and held at Reception – businesses will be expected to collect this as soon as possible. If you are expecting larger deliveries, we would need to be notified in advance. We will sign for them if you wish and then ring you to say they have arrived.
Is there regular reception support available at the Centre?
The Reception desk will be staffed during office hours (9am-5pm Monday to Friday, except public holidays), usually by the Centre Administrator who is there daily and who ensures the smooth running of the building. Our Reception staff will welcome all visitors to the Centre and also offer assistance with meetings, scanning, photocopying, telephone answering, mail forwarding.
Do you have disabled access?
There is no disabled access to the first floor although the ground floor is accessible to wheelchairs.
Are there any exit penalties?
Our office licences are for a minimum of 3 months and up to 18 months and we just ask for a minimum of 28 days termination notice (or no less than 7 days notice within the first 3 months).
I see you have a car park – do you have anywhere I can leave my bike?
Yes, we are keen to encourage our clients to use eco methods of transport and have our very own secure Cycle Shed.
